List a backroom

A backroom is a room you rent out on your own property — a room in the yard, an outside room, a converted garage — let as its own place with its own entrance.

Not the same as a room share. A room share is a bedroom inside a house or flat that the tenant shares with others. A backroom is separate. They are different listing types on Liivra, so pick the one that matches what you are actually renting out.

It is its own listing type because the job is different: less paperwork, faster turnaround, and rooms that fill and empty often.

You do not need a formal lease, a compliance certificate, or an agent to list a room.

How to list one

1. Go to List a room from your dashboard, or open My Rooms and add one there.
2. Give the room a name you will recognise later — Back room, left side beats Room 1 when you have several in one yard.
3. Set the monthly rent and the suburb.
4. Add at least one real photo of the room. This is the one hard requirement — a room will not go live without it.
5. Publish. It is free and takes effect immediately.

Why the photo is required

A room only becomes visible to people searching once it has a genuine photo attached. That rule exists to protect you as much as the seeker: rooms without photos get ignored, and a listing that cannot be seen is a listing that wastes your time. It also stops anyone from filling the market with rooms that do not exist.

Keeping a room showing as available

Rooms fill quickly and go stale faster than whole properties. Liivra marks a room's availability as stale after a while and asks you to confirm it is still open — one tap, from My Rooms or over WhatsApp.

Confirming keeps the room ranking in search. Ignoring it does not delete the room; it just stops showing as confirmed-available, because nobody wants to travel out to a room that was taken three weeks ago.

You keep your tenant side

Listing a room does not turn your account into a landlord-only account. Most people renting out a backroom are renting somewhere themselves — you can switch between looking for a place and managing your rooms whenever you like, and Liivra gives you the landlord tools automatically the first time you publish.
