For South African buyers eyeing R10 million-plus properties, the lesson is that supply restriction is a more durable price floor than economic sentiment alone. Landlords and sellers in these nodes can take some comfort there. That said, the U.S. data also shows luxury is not immune to softness — even Nantucket feels macro headwinds. Local agents working the Atlantic Seaboard or Constantia should note that discretionary luxury buyers are increasingly price-sensitive and well-researched. Positioning a listing on genuine scarcity and lifestyle value — rather than speculative upside — is the stronger pitch in the current climate. The R/$ exchange rate also means dollar-denominated comparisons flatter SA luxury pricing considerably, which remains a draw for foreign buyers.
