Britain's poshest postcodes revealed: Surrey leads with homes averaging over £1 million

A new study has ranked Britain's most prestigious postcodes by average sold price, household income, proximity to private schools, and Michelin-starred restaurants. Cobham in Surrey tops the list, with nearly half of all homes selling for over £1 million and a typical sale price of around £1.3 million. Residents earn above £100,000 annually on average, and 84 private schools sit within 10 miles. Esher and Virginia Water follow in second and third, both in Surrey, with typical sales just above £1 million and £1.53 million respectively. Thames Ditton and Beaconsfield round out the top five. The research was conducted by Trade Door Handles, which scored each postcode out of 100 based on the combined metrics.
Our take
This study is firmly UK-focused and holds limited direct relevance for South African property buyers or sellers — but it does offer a useful lens for local comparison. South Africa's own luxury postcodes, think Clifton and Bantry Bay in Cape Town, Sandhurst and Bryanston in Johannesburg, or Umhlanga Ridge in KwaZulu-Natal, share similar dynamics: proximity to top private schools, lifestyle amenities, and strong income profiles drive premium pricing just as they do in Surrey. For SA high-net-worth buyers, the London-to-Surrey migration story also echoes the Joburg-to-Cape Town semigration trend, where the same budget buys significantly more space and lifestyle outside the primary metro. Estate agents and developers marketing luxury nodes in the Western Cape or Gauteng can draw on this framing: value-per-rand in a prestige suburb outside the CBD often outperforms the city centre equivalent. Landlords and sellers in SA's established luxury corridors should take note — lifestyle scoring, not just price per square metre, is increasingly how affluent buyers justify their decisions.
