AI tool targets dormant buyer databases to revive agency pipelines

TL;DR
UK-based proptech startup Viewery.ai has launched a voice AI platform designed to re-engage the thousands of buyer records sitting unused in estate agency CRM systems. The company says the average British agency branch holds between 3,000 and 10,000 buyer records, most of which become "functionally dead" within a fortnight of registration as negotiators get stretched by day-to-day demands. The platform uses conversational AI to rebuild buyer profiles — capturing preferences like garden orientation, school catchments and commuting distances — then matches buyers to new listings before they reach the portals and books viewings directly into the branch calendar. Viewery.ai argues that even a 2% reactivation rate on a 5,000-record database would generate 100 warm buyers without additional portal spend.
Our take
While Viewery.ai is a UK product, the underlying problem it addresses is deeply familiar to South African estate agents. Local agencies running on PropAfrica, Prop-X or even basic spreadsheet CRMs are sitting on years of buyer enquiries that were never systematically followed up. With load-shedding pressures easing but interest rates still squeezing buyer confidence, the pool of active buyers is smaller — which makes working your existing database smarter, not harder. For SA principals, the lesson here isn't to rush and sign up for a UK platform. It's a prompt to audit what's already in your CRM. How many buyers registered six months ago and went quiet? Did their criteria shift, or did they simply not hear from you again? A structured re-engagement campaign — even a manual one — could surface genuine pipeline without paying another cent to Property24 or Private Property. Agents operating under EAAB mandates should also note: any AI tool handling buyer data locally would need to comply with POPIA, so due diligence on data residency and consent records is non-negotiable before adopting similar tools in the SA market.
