Rising US Mortgage Rates Push More Buyers Toward Adjustable-Rate Loans

US mortgage rates have climbed to their highest level since June 2025, with the average 30-year fixed rate hitting 6.79%, according to the Mortgage Bankers Association. Total mortgage application volume edged up just 0.8% week-on-week, while purchase applications rose 2% but remain marginally below year-ago levels. Notably, the share of borrowers choosing adjustable-rate mortgages (ARMs) reached 8% — a five-week high — as buyers seek relief through lower introductory rates. The average 5/1 ARM rate sat at 5.94%, nearly a full percentage point below the fixed rate. Refinancing activity fell 1% for the week and is 19% lower than the same period last year. For local buyers, the ARM dynamic is worth noting. South Africa doesn't have the same fixed-versus-adjustable product landscape as the US — most SA home loans are variable-rate by default, linked to the prime lending rate. But the underlying behaviour is familiar: when rates are high, buyers stretch toward whatever product offers short-term relief, sometimes taking on more risk than they realise. For SA landlords and buy-to-let investors, a prolonged high-rate environment globally reinforces the case for patience before over-leveraging. For first-time buyers already stretched by South Africa's prime rate sitting above 11%, this US data is a reminder that rate relief may be slower to arrive than hoped.
